Keystone Custom Homes is thrilled to announce a new community coming to Manheim Township in Lancaster, PA – Somerford at Stoner Farm! Learn more about the community’s history, acquisition, and future plans below.
Stoner Farm is a 56-acre property located on Eden Road in Lancaster, PA bordering Stoner Park. Most notably, the property includes the Hershey-Groff-Stoner Farmhouse, one of the oldest dwellings in Lancaster County. (1) The Stoner Family siblings chose to sell the property after the passing of their parents.
In order to preserve farmland in agriculturally-zoned parts of the county, this project is part of a long-term smart growth plan in an area that has existing utilities. Lancaster County’s continual growth creates a need for new housing to meet the demand of an increasing population.
Keystone Custom Homes became involved in the planning of this community after completing a study period of the property in 2017. Keystone entered into agreement with the Stoner Family to purchase the land and closed on the property in Fall 2020.
The property is located within Lancaster County’s urban growth boundary (1) and is zoned for Residential Development. The project will consist of 4 phases, all of which have been granted preliminary plan approval. Phase 1 received final plan approval in September 2020 and has been recorded. Phases 2 & 3 received final plan approval in January 2021.
The first homesites were released for sale in March 2021.
Somerford at Stoner Farm consists of 124 buildable homesites and will offer two product types – 106 single family homes and 18 semi-detatched (duplex) homes. Two additional lots are comprised of the farmstead and an open space lot for stormwater management. One parcel will be dedicated to Manheim Township for recreation purposes.
The existing farmstead will be preserved with historical significance and is currently listed for sale through a local Real Estate agent. Any future changes to the farmstead must be approved by the municipality.

Keystone Custom Homes will offer a variety of award-winning floorplans to choose from, each of which can be fully customized to fit the homeowner’s preferred style & functionality. Keystone plans to build a model home in Somerford at Stoner Farm; timing is TBD.
